The number of homes for sale in Mapleton, Utah is declining along with the number of homes for sale in Utah County.  The number of homes for sale in Utah County has dropped to a staggering 2978 homes for sale.  This is the lowest level of homes for sale in over five years.  The chart below represents the number of active homes for sale each month in Utah County over the past five years.  Notice the purple line.  This is the number of homes available in 2011.  This line has been sharply charting down.  Buyers are buying because of low interest rates, amazing deals on bank repos, hud homes and short sales.  Many of the best buys are gone and the market is starting to show some life after five years of being pounded.

Inventory is Declining in Spanish Fork and Springville

The declining inventory trend is also occurring in Springville and Spanish Fork.  The number of homes for sale in Springville is down to 283 and the number of homes for sale in Spanish Fork has declined to 314.  This is a very positive sign for those that are wanting to sell and have been waiting for the market to stabalize.

One thing that is very unique about Mapleton Utah is our lot sizes. We typically have some of the largest lots in Utah County. Many of our homes have 1/2 acres or 1 acre lots. The newer development called Harvest Park is actually quite opposite. Harvest Park is a planned urban development. It is a really nice neighborhood it just has lots about the size of a postage stamp. Many lots are between .09 to .15 in size. Most of the homes, twinhomes and condos have a home owners association fee.

Mapleton does not have very much commercial properties and our property tax tends to be slightly higher than our neighboring cities Spanish Fork and Springville.

Mapleton Utah had 61 homes, condos, townhomes and twinhomes SOLD in 2011.  These homes consisted of Bank Foreclosures, Short Sales, HUD Homes, Fannie Mae and Freddie Mac Homes.  14 of the 61 homes sold were bank foreclosures.  This means slightly more than one home per month sold in Mapleton was a bank foreclosure.

The 61 homes sold included the typical residential seller in Mapleton that was not experiencing a distressed situation.  Approximately, 25% of the homes sold in  Mapleton were short sales in 2011.  Team Teasdale Realty sold several short sales and bank foreclosures in Mapleton, Utah.

I have crunched some numbers to see how the bank foreclosures in Utah County compare to one another.  The most stable city is Orem and the least stable is Springville.  Provo is relatively stable compared to the other cities in Utah County.

22% of the homes sold in Lehi, Utah in 2011 were bank foreclosures.

24% of the homes sold in Spanish Fork, Utah in 2011 were bank foreclosures.
28% of the homes sold in Springville, Utah in 2011 were bank foreclosures.

It is hard to imagine that half of the homes sold in Mapleton, Utah were either bank foreclosures and short sales.  The amount of bank foreclosures and shorts sales will continue into 2012.  In speaking with many of the Realtors that represent the banks in Utah County they have made it clear the inventory will continue to climb.  Mapleton is a little more prone to short sales and bank foreclosures than some of the surrounding cities.  This is largely due to the amount higher-end homes in Mapleton.

If the supply of bank foreclosures and short sales continue to climb into 2012 then prices will also decline.  I think the prices will either stabilize or go down around 2% in Mapleton in 2012. Prices will certainly not go up.  However, the interests rates are awesome at around 4%.  It still makes sense to buy a home in Mapleton even if prices slightly fall.  Prices have been falling for five years and catching the exact bottom will be very difficult.
